In Dubai and across the UAE, the sign’s position, dimensions, illumination, fixing method and building context often need to be considered from the first site brief.

Signage approval is rarely controlled by one universal UAE rulebook. Requirements can differ according to the emirate, the development, whether the site is mainland or in a free zone, and the building owner’s own visual standards. A sign on a high-street retail façade is assessed differently from a rooftop identifier, an internal wayfinding system or temporary construction hoarding.

This is why a generic sign specification can create problems. A letter height that reads well from a busy road may exceed the property’s façade allowance. Start With a Site-Specific Signage Brief

A clear brief gives the approval process a useful foundation. It should identify the exact sign location, the viewing distance, the brand assets, intended operating hours and whether illumination is required. It also needs practical site information: façade material, available electrical supply, safe access routes, ceiling or wall conditions, and restrictions imposed by the landlord or main contractor.

Site measurement is not a formality. Dimensions taken from an architectural drawing can differ from the completed façade, particularly after cladding interfaces, bulkheads and services are finalised. A physical survey allows the signage team to confirm letter proportions, cable routes, bracket locations and fixing zones before drawings are submitted.

For larger sites, photomapping and 3D visualisation are especially useful. They show the proposed sign in its real skyline or streetscape context, rather than as an isolated logo on a white page. This helps property stakeholders evaluate scale, contrast, sightlines and neighbouring signage. It also gives the fabricator a defined reference for what has been approved.

What an Approval Package Usually Needs

The exact submission requirements depend on the approving party. Where a sign is structural, elevated or particularly large, further technical documentation may be needed.

The objective is to answer practical questions before they are raised: What is being installed? Where exactly will it sit? How far does it project? How will it be powered? How is it fixed without damaging the façade? What will it look like during daylight and at night?

For illuminated signs, specify the illumination source and the intended effect. Front-lit channel letters, halo-lit letters, LED neon and lightboxes each produce different brightness, depth and maintenance profiles. A convincing render is useful, but it should be supported by a fabrication specification that identifies the face material, return depth, LED modules, transformer access and cable concealment.

For externally mounted signs, substrate-aware fixing patterns matter. A sign secured to reinforced concrete calls for a different method from one installed onto ACP cladding or curtain wall interfaces. If a project requires panel-mounted brackets, façade-safe tensioning kits or concealed support steel, these details should be designed into the approval drawings rather than improvised on installation day.

Design Decisions That Can Trigger Delays

Some approval issues are predictable. Oversized branding, unapproved colours, flashing effects, exposed cabling and sign positions that block architectural features are common reasons for comments or rejection. Another frequent issue is a mismatch between the sign shown in the visual and the sign that can actually be fabricated or maintained.

For example, a very slim illuminated letter may look refined in a render but leave insufficient internal space for LED modules and wiring. The answer may be a deeper letter return, a different illumination method or a modest adjustment to stroke width. That is not a compromise in quality. It is the difference between a concept that photographs well and a sign that performs reliably in UAE heat, dust and daily operation.

Material choice also needs commercial judgement. Acrylic, aluminium, stainless steel, powder-coated steel and ACP each suit different applications. Outdoor signs benefit from UAE UV-resistant finishes, sealed electrical components and corrosion-conscious hardware. Premium materials can improve longevity and appearance, but not every internal sign requires the same build-up. The right specification depends on location, expected service life, cleaning access and budget.

Approval Is Only One Part of Installation Readiness

A stamped or accepted design does not automatically mean an installation crew can mobilise. The site still needs coordination around access, work windows and safety controls. In a live mall, installation may need to happen overnight. On an active construction site, signage work must align with the main contractor’s permit-to-work process. For rooftop or elevated signage, lifting plans and weather conditions can affect the scheduled date.

Electrical readiness is another common point of failure. The power feed should be confirmed before installation, including isolator location, load requirements and access for future maintenance. A beautifully fabricated lightbox cannot be commissioned properly if the electrical point is missing, incorrectly located or not energised.

This sequence may feel slower during the first few days, but it usually protects the overall programme. Fabricating too early can create more expensive delays if the landlord requires a different letter size, illumination treatment or bracket detail. Conversely, waiting for every minor site decision before preparing an approval package can lose valuable time. The practical balance is to submit enough defined information for review while keeping clearly identified variables under control.

For multi-site rollouts, create an approved sign family rather than treating every branch as a completely new project. Core typography, materials, illumination and construction details can remain consistent, while dimensions and fixing patterns adapt to each façade.
